Finding A Tenant
Once you instruct Residential Estates our initial finding/letting service includes the following:
ERECTING A TO LET BOARD – Many potential tenants will visit an area of interest to them looking for TO LET boards to enquire about, rather than visiting the property portals, and many of our properties are let before even reaching the internet
MARKETING – Our marketing includes taking professional photos of your property, the quality of these photos are very important, like any kind of advertising, the better the ad or photo the more likelihood of enquiries. We will help ‘stage’ the property for these photos, making sure it looks its best! It must look like a ‘home’ for someone, inviting!
ADVERTISING – Making sure your property is seen by as many potential tenants provides the best chance of getting the ‘right’ tenant/s for your property, again this is obviously incredibly important. So your property will be added to the property portals such as Rightmove & Zoopla, but will also be marketed via different social media and our mailing list.
VIEWINGS – Let us conduct viewings for you, we can assess the potential tenants, and take the hassle away from you.
FEEDBACK – One important key in lettings is listening to feedback, if your property is getting viewings but no takers, why? We will give you all the feedback and advice at every step of the way.
Interested parties will be referenced and you will be kept up to date with the process at every step of the way. Once the perfect tenant has been found, referenced and agreed with you then we will organise all the relevant paperwork and details relating to the legislation, such as protecting the deposit, checking the relevant safety certificates are in place for the gas and electric. A full detailed schedule of condition and inventory will be taken, contracts drawn up and signed and the keys handed over.

Fully Managed
Our fully managed service includes everything and is ideal for landlords with limited time. We market your property and organise viewings.
Our fact finds are thorough to make sure the tenant would be well suited to your property. Once a tenant has been found, we do the necessary checks and complete the move in, notifying all utilities and local council.
The deposit is lodged into a deposit scheme. We collect the rent monthly and carry out periodic inspections that are sent to you for your piece of mind. We manage all maintenance queries and will help with the checkout at the end of the tenancy.
Rent Collection
Rent collection can be time consuming and a worry. This service is ideal for landlords who like to be more hands on with their investment but, without the stress of collecting the rent each month.
With our rent collection service, we market your property, carry out viewings and complete the paperwork for you and your tenant. The big plus is, we take the stress away by collecting your monthly rent.
Let Only
Our let only service is great for experienced landlords. We market your property, do all the checks on your tenant, and create the necessary documents for their move in.
We can also lodge the deposit in a scheme if required. We collect the first months rent and deposit and then pass the tenancy to you to manage. We are always here for advice if you need us but, you take full control of the management and rent collection.
